This report first and foremost will analyse the sustainability of a franchised real estate office. Patricia Allen in her book Food for the Future (2003) describes sustainability as the process of transforming corporations’ environmental practices ensuring the preservation of our environment. DesJardins (2007) describes how a strict egalitarian theory of distributive justice would hold that every generation has a right to an equal amount of the resources. By definition, any of non-renewable resources will result unless available for future use being unjust to future people. Implying no one has a right to use any non-renewable resource. This report will discuss the steps necessary to transform this organisation into a sustainable one the hypothesis is - this organisation needs to restructure their mission statement, goals and business dynamics if they aim to ethically participate in the industry. To preserve our earth for future generations- if the recommendations as specified in this report are not adhered to the author will find the organisation to remain a ‘plunderer’- To seize wrongfully or by force; steal (Dictionary.com) of our earth’s resources and ethically could not justify their operations. 2.1 Scope of Analysis. This report aims to provide a detailed analysis on the content as listed in the table above for this reason aspects beyond the control of the organisation will be excluded from this study. The building the organisation leases and the sourcing of products and services (i.e. their stationary supplies) will be briefly mentioned but will not be focused on in this report. 2.2 Background. This real estate office, located in the heart of Coolangatta within a complex comprising of eight professional suites and one residential. The office is one of the highest grossing and performing agencies in the area, it predominately performs a service for vendors (home owners) to list and sell their property through newspaper and internet marketing; print out brochures for walk in clientele; window cards in office window and performing ‘open and private inspections’ generally agents advertise open home times on above media and conduct an inspection of properties once to twice per week. In the case that an interstate or working client cannot make that viewing or expresses urgency the agent sets another ‘private inspection’. 2.3 Sustainability Theory- Natural Capitalism. Hawken, Lovins and Lovins (2000) believe organisations need to value all four functions of natural capitalism as they are interrelated and interdependent: 1. Radical Resource Productivity: Using resources- more effectively eliminating human and natural resource wastage- thus each resource is highly productive in its role. 2. Biomimicry: Mimicking the natural shapes created in nature, incorporating closed loop cycles eliminating resource wastage and environmental damage from toxic chemicals and products. 3. Service & Flow Economy: Reinventing the economy and said industry, educating the consumer regarding the need to acquire sustainable products and services. 4. Investing in Natural Capital: Investing in programs such as the carbon neutral program whereby you can commit to plant a tree per product sold or as on offset to carbon emissions or paying more for green energy. (Hawken, Lovins and Lovins 2000). If all four functions are successfully adhered to Hawken, Lovins and Lovins (2000) trust organisations ‘... can reduce environmental harm, create economic growth and increase meaningful employment’. 2. Water Management. Being in a service based industry this organisations’ water usage is minimal as it’s purely for employee consumption and cleaning of the kitchenette. 3.4 Recommendations. This would be sufficient for their drinking and small cleaning needs. * For the initial cost of $650 this organisation can purchase a 650L Duraplas water tanks from their ‘new urban slim line’ range which is a compact design tailored to city living. 3. Waste Management. The collection method currently employed at ‘Centre Place’ is a weekly serviced skip from Gold Coast City Council (GCCC). Thus closing the loop, mimicking natures’ cycle where waste equals food. 4. Energy Management The organisation runs from 100% coal based power the organisation does not purchase green power. All employee vehicles run on petrol. 5.5 Recommendations * The organisation has direct roof access and should utilise this to install solar power for their electricity and the hot water for the complex. For $35000 (see appendix 10.2) this organisation can have a 4kwh system with a possible rebate of $7500. * According to Climate Positive this organisation carbon footprint is 63.44 tones cost the author recommends this organisation to pay the calculated $1586 to offset their emissions. (This figure will reduce if the organisation implements the recommendations in this report). Sustainable Accounting System Referring to Corporate Social Responsibility (CSR), this office does not individually publish any facts or figures in regards to this although submits data to head office for their use in such publications. In such businesses as McDonalds (Sweden 2009) a transparent report is published as to their efforts toward sustainability, their targets and standards. Strategis (2003) defines CSR as being the contribution of business to sustainable development, businesses growth and development without compromising the alibility of future generations to meet their needs while focusing on achieving integration between economic, environmental and social imperatives. Social Aspects This organisation is a leader in their industry they are a market leader in the area and the majority of staff members belong to the elite ‘captains cub’ to qualify they must gross one million dollars+ in sales each year. The organisation provides training within their franchise network which promotes knowledge and skills building and development, allowing team member to earn more responsibilities within their role and ensures they are eligible for promotion within the organisation. 7.1 Operational and Service design Section 1.2 describes this organisations operation and service design it is blatantly unsustainable for this organisation to continue operating in this manner, plundering natural resources. Continuing such practices without considering Natural Capitalism this organisation cannot justify its existence as we move toward a sustainable future and promotion of environmental stewardship. 7.2 Recommendations Change is necessary- firstly to change the mission statement to read: ‘To provide a service to our clients whereby we act solely on behalf of the prospective buyer to ‘sustainably’ source their new investment or home- maintaining our top position whilst being an environmental steward.’ This author’s recommendation is to restructure the business moving from the description as per section 1.2 into a service based on the prospective buyers’ needs, changing the mission statement will allow this organisation to become sustainable if they conduct the following services: * A pest & building report (P&B) is conducted by any interested party, rather than being conducted as per amount of interested parties –P&B company should have a portal on their website for clients to pay to view the report online for a low fee (as they will most likely get multiple people pay this fee for a report they have only had to prepare once). * Open houses- Deal with vendors who have ‘open listings’ or ‘conjunctional’ agents providing buyers for the vendors or agents rather than working for the vendor. * Tour days on electric bus e.g. tour of houses $300-$400K 3-5 bedrooms in neighbouring suburbs. Adelaide City Council (2009) has the world’s first solar-powered electric bus which is recharged by solar power they estimate it to be up to 40% more energy efficient than conventional petrol vehicles used for city driving. By restructuring the focus of the business plan the ability to save on emissions created from marketing: newspapers, internet, brochures and window cards; open and private inspections conducted on behalf of the vendor that are currently conducted 1-2 times per week this would significantly reduce the 63.44 tonnes the organisation currently emits. In conjunction with following the green recommendations contained within this report this organisation would be a contender for “EcoBiz ...the business flagship program of the Queensland Environmental Protection Agency  (EPA) and in partnership with Gold Coast City Council encourages businesses to become more eco-efficient and profitable through smarter water, energy and materials consumption.” (Gold Coast City Council 2008) 8. Future Sustainability Outlook To achieve sustainability this organisation must restructure their goals and dynamics, changing the focus of the business so this is a possibility. This report will now recap on the aforementioned recommendations structured in chronological order as they have been introduced. Following are recommendations ranging from short to long term. 8.1. Short term recommendations MONTH 11-12 | Follow up on recommendations | Make appointment with Biolytix representative for tenants, managing agent & landlord of ‘Centre Place’. | Assess methods used and remeasure carbon footprint against current emissions of 63.44 tonnes. | Reduce kilometres travelled by all employees through cost of living payments to relocate staff; walking on lunch breaks; localise client database. | MONTH 9-10 | Apply to EcoBiz to learn path to sustainability. | | Purchase carbon credits $2586 to offset current emissions. Conclusion In conclusion as the author handwrote this report by candlelight due to a storm cutting out power to our region to the soundtrack of people around her restless, bored and whining about it she realised her generation considers technology a right not a luxury. This dependence will only grow - our world is rapidly succumbing to a technological revolution. Will the efficiency of products be calculated by their simplification of everyday life or their contribution to our environment' The author believes the latter remains irrelevant in many product designs. Predating today’s consumerism driven market the land was used as a tool to live from by our aboriginal predecessors- they did not own the land, they were nomadic. They moved from settlement to settlement, once they had used the resources they moved so not to spoil the land but allow it time to rest, recuperate and replenish its stocks. Now with much denser population statistics, (see Australian Government (2007) projected forecast for 2006 below) and land ownership 63% of Australian land in private ownership one could not nor would not just pack up and move for the sake of the earth- for we are plunderers. * Second to reverting to our days of hunters and gatherers we must follow Hawken, Lovins and Lovins’ (2000) Natural Capitalism Theory. In relation to this organisation: 1. Radical Resource Productivity If following this organisation follows the recommendation to install solar power all energy must still be preserved as then the organisation can supply the local grid with green energy eliminating albeit a slight amount, of unsustainable energy generation. The installation of time monitored power adaptors. 2. Biomimicry * Solar Power * Rain tanks * Sewage Convertor With neighbouring organisations this organisations should turn their waste into another’s food, creating a closed loop neighbourhood alike to Interface (2009) (see diagram below). Where the CEO Ray Anderson realised their plundering ways had to be transformed and was willing to take a loss to transform his company. 3. Service and Flow Economy Redesigning the company, their mission statement goals and organisational structure is necessary and then education of staff and consumers to promote the consumption of sustainable products and services. This organisation must endeavour to make environmental stewardship their new ‘point of difference’ rather than their current unsustainable one: glossy printed presentations kits for mails outs, open homes and potential vendor information kits. 4. Investing in Natural Capital. This organisations needs to become carbon neutral, if the organisation adheres to the recommendations contained within this report regarding energy, waste and transport management it will greatly reduce their emissions. For the remainder of outputs/ emissions they should offset via such programs as: Carbon Neutral -Commit to plant a tree or make a donation for every product or service sold to demonstrate your commitment to the environment (Carbon Neutral 2009) Zero your Carbon- neutralise carbon emissions by purchasing credits to offset them. This organisation needs to restructure their business dynamics and goals as Interface (2009) did by becoming: * Strongly service-oriented * Resource-efficient * Wasting nothing * Solar-power driven * Closed loop production * Strongly connected to constituencies (community, customers, suppliers, one another) * Communities are stronger and better education * Customers prefer to work with us and suppliers embrace our vision * Ahead of the regulatory process * Just – giving social equity its appropriate priority * Expanding market share at the expense of inefficient adapters * Growing while extracted throughput is declining – eventually to reach zero. 10.
