Condition Report Barking & Dagenham College Room C.6 Rush Green Campus Construction & Built environment, Dagenham Road Romford Essex RM7 0XU Inspection Date:02/12/10 Name of Surveyor : Mr Hargobind Virdee Weather Conditions: Cold dry . Property: Mid 50s educational Facility Ground Floor: Interior Entrance Elevation : The actual entrance to the building is via a main access that leads to the room that is being surveyed. There is a small area out side the access to the room. The access to the room is through a double fire door with safety glass, so these doors do comply to fire regulations. The safety glass appears to covered with paper notices. One door is is currently being used the other being locked. They do seem to be the original doors. Both the doors have safety closers attached to them which work effectively. The doors open nice smoothly and do not appear to be faulty. The varnish to the doors seems to have deteriated over a period of time. This will require a light sanding & revarnish with two coats of polyurthane varnish. A numer of notices which have been attached to the safety glass need to be removed. At the moment it restricts veiwing in to the room for the purpose acess and entering, a safety element. Interior of the Building As you enter the interior of the building to be inspected the first thing you notice is that that the interior decoration seems to be dated. It appears that a certain amount of time has alapsed since the interior had been decorated. The paint has deteriated over period of time. Peeling is apparent in number of areas and dirty faded. This can do with updating with preparing the room for redecoration and a suitable. Paint. The building is of good structure the four facing walls single bare brick wall that has been painted over. No plastering to wall surface area . The structure it self is good nature. A smoke detector has been installed on the surface of the suspended ceiling, Restrictions in place would not allow the testing of the decttors. A fire exstingishers has been placed to the head of the room in a suitable locction for use. Fixtures with in the Interior of the building Room. There are number of permanent fixtures with in the room for the use of the students and for use of a educational facility. There is four rows of desks permanently fixed To the breadt of the class and also along the side walls. These appear to be dated and some of the laminate on the surface has deteriated in some places on the surface. Other than that the actual structure of the desks is good. These will require repairs in some areas here the laminate has detriated . Their are five convection radiators attached to the to the walls at an angle with brackets. Three attached one side of the and two to the other. These appear to be in good condition and working effectively the room environment at the time of inspection was comfortable. With outside temperature being quite cold in the winter period. For the use as a educational facility the environment for teaching children in the room is Comfortable for the students to study with in. There is number of other permanent fixtures a sink which is in good condition. The silicone around the sink area is in good condition. With a hand towel dispenser which works effectively. The sink is at the head wall where the lecture would speak to his students. There is a large white board attached to the head wall and desk for the purpose of the lecturer these are in good condition. The Ceiling The ceiling is of a good height with a suspended ceiling with 12 fluorescent light fittings. To the front of the room by the head room a number polystyrene tiles are missing with the pipe work showing. The suspended ceiling is of good condition and does seem to show any detriation. The tiles that missing will have to be replaced with two polystyrene tiles. It was also appereant after testing the lighting by switching them on and off that one of the florescent lights was not working to the head of the room close to the desk this will have to be replaced. The Interior walls Their does not seem to be any structural changes with the building since it has been built, it is a purpose built educational facility. No changes since being built seem to be apparent. They bare brick walls which have been painted over with emulsion paint. Which has detriated over a period of time. This easily rectified with the preparation of the walls for repainting with a suitable paint. The floor The floor seems to of the original parquet flooring which has deteriated on the surface so overall condition of the flooring is good. The surface varnish has detreated and requires to be re-varnished with two polyurethane varnish. Electrical Wiring In a number of areas it is apparent the the wiring requires some attention to the front head wall by the white board. Their seems to be a number of loose wires . At some stage rewiring has been carried out but not effectively this will need to be looked at a suitably qualified electrician to rectify these concerns. Windows The windows to the room are to the rear of the room ceiling level . The windows have no openings. This may be of concern in the summer period with lack of ventilation and air restricted to the room the environment may be uncomfortable during the summer period. During the summer period the environment may not be comfortable for the students to study in. It may advisable to replace these windows with a double glazed unit and with openings to improve the air ventilation and improve the environment of the room during the summer period. These windows are single glazed, with timber frame casements. The paint seems to have detriated and require stripping repainting . Overall observations The structure appears to be in sound condition and no structural changes seem to have been carried out since the structure has been built. Just the interior seems to be of concern with poor wiring and decoration. Points of concern * The main point of concern being the electrical wiring which requires immediate attention. In a number of areas the capping seems to be missing. * No ventilation to the room, the windows have no openings. The environment may be uncomfortable during the summer period
